What makes social infrastructure worth building
Schools, hospitals, neighbourhood retail and housing are not cyclical in the way speculative commercial property is. Families need them in good years and bad, demand grows with the population of the catchment rather than with sentiment, and a well-run institution builds a reputation that takes decades to erode.
A school or a hospital is used every day by the same catchment, year after year. That produces steadier utilisation than an office block leased to a single tenant on a five-year term, and it is far less exposed to a shift in corporate demand.
Because we operate the assets ourselves, the building is specified for a working life measured in decades rather than for the day it is handed over. Services are sized for load, materials are chosen for maintenance, and the plant room is designed to be serviced rather than squeezed in.
