We develop social infrastructure in India — school campuses, hospitals, retail complexes and residential communities — and then operate the businesses inside those buildings rather than handing them to a third party.
Every project in our portfolio is currently under construction or in planning. Nothing on this website is a completed building presented as finished.
Our current projects are in the Delhi NCR corridor. We look at sites where the catchment, road access and approvals support the asset we intend to run there.
No. We develop our own projects and operate them. We are not a contractor available for hire, though we work closely with contractors, consultants and vendors on every site.
Because it changes how the building gets designed. When the group that draws the plan has to run the school or the hospital, decisions get made properly the first time.
From land to opening usually runs three to four years for a campus or a hospital, depending on how quickly approvals come through and how the site behaves.
Our in-house design and approvals team works with specialist consultants — clinical planners for hospitals, academic planners for schools, and structural and services consultants throughout.
Our project engineers supervise the site and the billing. Execution is carried out by contractors working to our drawings, our bill of quantities and our site supervision.
Catchment first. Population, income profile, existing schools and hospitals, road access and what the area will look like in ten years. Price comes after that.
Building plan sanction, fire clearance, environment clearance where applicable, and sector approvals — board affiliation for a school, clinical establishment registration for a hospital.
Photographs are from our sites. Where an image is an architectural render of something not yet built, it is labelled as a render.
Yes, by appointment. Active construction sites need safety clearance and an escort, so visits are arranged rather than walk-in.
Once a campus or hospital is commissioned, admissions and appointments will open through that facility directly. Enquiries received before opening are held and contacted in order.
Residential units will be released when approvals and construction reach the stage where a sale can properly be documented. Register your interest and we will contact you.
Yes. Residential projects are maintained under a Milyadir facility management agreement, and our own operations team runs the school, hospital and retail buildings.
Yes, once the complex is ready for fit-out. Tenant mix is planned around what the surrounding households need rather than around the highest bid.
Where a catchment supports it, we place a school, a healthcare facility, retail and housing close together so each brings footfall to the others and families get several needs met locally.
Milyadir does. Academic and clinical leadership are recruited by us and report into the group, rather than the building being leased to an operator.

Yes. We take up joint development where a landowner has a site that fits our catchment criteria, on written terms agreed before anything begins.

For site and operations roles, yes, where there is a supervisor who can train them properly. Senior roles in academics and clinical operations need experience.

Helmets and boots without exception, registered labour, valid insurance, and no work at height without a harness. The rules apply to our staff and to every vendor.
Accessibility is designed in: ramps, lifts, accessible toilets and signage, planned at drawing stage rather than added later.
It is used to respond to you and is not sold or shared. Details are in our privacy policy.
